Mortgages in Paris and Brant County, handled by someone who knows the lenders

Paris has grown quickly, drawing buyers who want small-town character within reach of Highway 403, Brantford and Cambridge. New subdivisions on the edges of town sit beside the historic core, and lenders view those two kinds of property quite differently. Tisha structures each file for the lender that will value it properly.

Across the rest of Brant County, from St. George and Burford to Scotland, Oakland and Mount Pleasant, buyers often run into rural lending rules: how much acreage a lender will count toward value, how wells and septic systems are treated, and what happens when a property includes a workshop, barn or secondary dwelling. These are the details that stall an approval when they are discovered late. Tisha asks about them on the first call.

Whether you are buying a new build in Paris, refinancing a century home, or financing a hobby farm, Tisha brings over 20 years of banking and underwriting experience and access to banks, credit unions and alternative lenders, including the ones most comfortable with rural Ontario.

FAQ

Paris & Brant County questions, answered.

See the full FAQ
Are rural properties harder to finance?

They can be, if the file is not prepared for it. Lenders may cap how much acreage they value and want details on water and septic. Tisha chooses lenders comfortable with rural Ontario and gathers the right information up front.

Do new builds in Paris need a different mortgage?

Not a different mortgage, but a different plan: longer rate holds, builder deposit schedules and insured 30-year amortization options on new construction for eligible buyers.

Can I include a workshop or secondary suite in the value?

Sometimes, depending on the lender and whether the suite is legal and self-contained. Tisha reviews the property details before choosing where to place the file.
